Project Description
This development consists of 596 apartments within 5 new buildings over a common basement and one protected structure. The historic building provides office accommodation. The scheme includes Amenities and Retail space, roof gardens, and site landscaping. A central heating plant at basement level fulfills the NZEB requirement.

Daylight Analysis
Ethos Sustainability pioneered work with Autodesk to streamline the application of Insight360 for the calculation of daylight factors in accordance with British Standards. As a cloud-based system, Insight360 allowed us to provide real-time analysis to the design team which allowed for an integrated design process. By leveraging the power of cloud computing, this method allowed for the analysis of all occupied spaces, not just samples, thus providing robust analysis which allowed for a successful planning application where buildings ranged in height from 3 stories to 13 stories.
As innovators, Ethos Sustainability recognised the need for a faster turnaround of daylight results for the architect and design team. Leveraging off our expertise in both BIM and daylight modeling, we confidently reported on the daylight and sunlight for this development, understanding the nuanced nature of the standards and their application.
The Home Performance Index
Ethos Sustainability is implementing the Home Performace Index (HPI) for this development. The HPI is Ireland's first national voluntary certification system for quality and sustainable residential developments. With HPI certification, Grand Canal Harbour will provide home occupants with the assurance that their homes have been well designed and constructed to consider low running costs, enhanced occupant wellbeing, and minimised environmental impact.
